Complete the required inspections
The applicable inspections depend on the roof and the work. The contractor should arrange the required stages and completion records.
The roof details still matter on a small repair
An exempt repair does not get a different standard of workmanship. The City’s re-roof bulletin addresses decking, underlayment, flashings, ventilation and inspections.
- Deck condition
Sound existing sheathing is not automatically replaced simply because the house is older. Damaged or unsuitable material needs an appropriate repair.
- The surrounding assembly
Flashing and underlayment need to integrate with the covering. A patch that leaves the water path unresolved can keep leaking.
- A change in roof type
A metal, tile or other specialty system brings its own installation requirements. It should be considered as a complete assembly.
- Concealed work
Some work needs attention before the next layer covers it. Inspection arrangements should be part of the project plan, not an afterthought.
