The spread down here

A newer-looking house does not tell you the roof’s history

The house may look recently updated while the roof still carries work from several different years. Shingles on the main slope, a porch covering and flashing reused at a wall don’t all start over when one part is replaced.

If you’ve got an old invoice, it can help. If you haven’t, our roofer still starts with the covering and the connections that are there now. You don’t need to reconstruct the whole history before requesting an inspection.

Check where the main roof meets an addition

A porch or garage roof can meet the house at a lower slope, a wall or a valley. Those transitions need a continuous water-shedding detail even when the adjoining coverings were installed at different times.

When water appears beside an addition, the junction is worth checking along with the covering above it. A roof repair inspection looks at how those surfaces meet and where rain can get behind them. Mention any earlier work you know about; the roofer handles the investigation.

Five-inch hail reported near Mansfield on June 12, 2023

NOAA recorded five-inch hail near Mansfield on June 12, 2023. It is a striking local reminder that severe hail can occur in this part of the metroplex. It doesn’t establish what fell at a Southwest Arlington address.

After a storm, an inspection can assess the actual covering and the details around it. Keep any dated observations you already have, and leave roof access to the roofer.

Around S.J. Stovall Park and the southwest side

S.J. Stovall Park and the streets south of I-20 are useful local reference points. Southwest and southeast are everyday descriptions with overlapping usage; they do not replace the address when arranging roofing work.

If the property is closer to the eastern part of south Arlington, the Southeast Arlington page may also help orient the conversation.

When roof age and storm damage point in different directions

Neither a recent installation nor an older house settles what a storm has done.

My roof is only twelve years old. Can hail have damaged it?

Yes. A roof’s age does not make it immune to impact damage. It also does not mean that replacement is required after every hailstorm. The actual damage and repair options need to be assessed.

Does a mix of old and new houses change the estimate for mine?

Your estimate should describe your roof’s dimensions, materials and work scope. The neighborhood mix is a reason to avoid assuming that a neighbor’s price applies to your property.

Should I climb up to check the vent boots?

No. Describe what you can see safely from the ground and any symptoms indoors. Our roofer can inspect the roof details at the visit.
